Central Hall Southampton refurbishment 2005
A complex project involving the refitting of the interior of the tiered 900 seat church auditorium, new heating systems including boilers, completely replaced electrical systems, new seating, baptistry, access lift, refurbished foyer, carpet and decorations and all the associated works. A £1,200,000 scheme constructed in a compressed period of 19 weeks. By using a management contract there was flexibility to use a variety of different skilled trades to work together to minimise the disruption to the client who continued to use the remainder of the building.
Alanbrooke Consulting provided feasibility studies, cost guidance, contract route and procurement advice, appointment of architect and engineers, project management services during design and construction phases, agreeing payments, negotiating costs and programme impacts of client variations, and acting at all times to ensure delivery of the project to the client’s objectives.

Rainbow Centre Fareham 2006 - 2007
A training centre for the provision of conductive education for children with cerebral palsy.
An important project for this charity in that they had limited funds and a restricted time frame to secure gifts from other Trusts. The Client had no experience of briefing designers or using contractors. A full design was developed and then let as a contract where the contractor completed the final design issues and constructed the building.
A £750,000 project designed procured and constructed in 14 months and then fitted out with telephones, computers and furniture.
For the initial contract Alanbrooke Consulting worked in partnership with Strand Harbour Development Management Limited.
John provided procurement services, tender documents, cost reports and financial advice, appointment of contractor, project management services during design and construction phases, agreeing payments, negotiating costs and programme impacts of client variations. Agreed with HMRC that the project could be zero rated for vat.

For the fitting out works that included the furniture, telephone system, computers with servers etc, and later the development of the external playground and landscaping Alanbrooke Consulting provided the project management, cost and procurement advice services and acted as the Client agent in appointing various individual specialists and contractors, agreeing the programmes and costs for work and supervising the installations.

Blake Lapthorn offices Chandlers Ford 2008
Substantial refurbishment of 60,000sf of offices including a new reception building to accommodate 350 members of this legal team.
Alanbrooke Consulting worked in partnership with Strand Harbour Development Management Limited.
The project involved the complete removal of all internal elements except the air conditioning system. New designs had to be developed for flooring, partitions, suspended ceilings; furniture design and selection; computer structured cabling around the whole building; data centre complete with in-rack cooling and external chiller plant, UPS systems and fire suppression systems, standby generator and all associated works; complete kitchen and restaurant; modifications to all the air conditioning systems to fit the new partition layouts and different use of space; complete power installations throughout the building and to service every desk;
The Project involved an expenditure of £6.5 million within a very tight time scale of 6 months which needed real expertise to manage the process. Strand Harbour Development Management Limited brought a wealth of project management experience, deep knowledge of the contracting process and above all the respect of the building industry. John Chaffe acted as the project manager for the initial feasibility studies, exploration of alternative buildings, budget proposals, cost guidance during the design phase, tight cost control during construction and advised on the use of a construction management arrangement with ten trade contractors. This enabled the control of quality to be maintained and the ability to vary the works to accommodate an early occupation of a third of the building.
Strand Harbour ensured that the design phases, procurement of prices and the actual works were co-ordinated and controlled very precisely, the project plan was robust and followed and the costs were forecast accurately and remained as predicted. The result was that partial occupation was achieved on time, the whole project was completed early and the final cost was below budget.

Private House Jersey - 2008
The complete refurbishment of a large country house overlooking the sea and the reconstruction of two cottages, a beach house and sports facilities, swimming pools and garages with a likely expenditure of £6.00 + million.
Alanbrooke Consulting provided contract strategies and the preparation of cost budgets and control reports, contract documents for five separate projects, programmes for construction in conjunction with the appointed contractor, framework for project meetings and progress reporting, and general advice on setting up the project in order that control of all elements can be achieved to meet the Client’s objectives.
Hursley Parish Hall – 2007 / 2008
A charity project with limited funds. The rebuilding of a Parish Hall in materials and style to complement the village buildings. Alanbrooke Consulting provided the contract and procurement strategy for the client. A quality designer with experience of traditional buildings was engaged to develop a solution and to
obtain planning consent. 
The lump sum contract was negotiated based on full architectural designs. John Chaffe provided cost budgets, agreed the levels of expenditure, negotiated the price with the contractor, prepared the contract documents, authorizes payments, and agrees cost of variations. He also acts as client’s agent in supervising design and progress meetings. A development of about 220m² and with a cost of £675,000 (including vat).

The King's Church Epsom - 2009 / 2010
An extension to an existing building to provide additional meeting rooms and offices of about 440m² and costing £800,000 (vat exempt).
Alanbrooke Consulting provided the contract strategy, formalised appointments with consultants including warranties, negotiated with a selected contractor, provided cost advice and acted as Client's Agent throughout the project.

John Chaffe guided the Client in finding the right bank and in obtaining advice to enable the project to be zero rated for vat. The project achieved successful completion in May 2010 on time, within budget and with a delighted Client.

King's Community Church Hedge End Southampton - 2009 / 2011
An exciting project to construct a new auditorium to seat 1,300 people and ancillary spaces to provide facilities for this dynamic and growing church. A building of 2,020m² and with a completed cost of £5,000,000 (vat exempt).

Alanbrooke Consulting have partnered with Strand Harbour Development Management Limited to provide full development managment services and cost consultancy advice.
John Chaffe set out the contract strategy and with the SHDM team have led the project through the detail design stages, the appointment of an excellent contractor - Kier Southern, and managed the construction stage.
